Signs you need boiler repair
A failing boiler often announces itself before it quits completely. Spotting the early signs saves cold showers, frozen pipes and expensive emergency calls. Here are the symptoms to take seriously, with practical next steps you can do safely.
1. No hot water or no heating
If radiators stay cold or the hot tap runs cold, check whether the problem is the boiler, the programmer or the thermostat. Modern combi boilers will show an error code on the display. Note the code and take a photo. If basic resets do not restore service, book a repair with a Gas Safe engineer.
2. Loss of pressure
Boilers normally sit between 1 and 1.5 bar when cold. A rapid drop in pressure, or pressure that will not hold, points to a leak or a failing pressure relief valve, expansion vessel or internal pipework. Persistent low pressure needs a diagnostic visit.
3. Strange noises
Kettling, banging, gurgling or a loud humming pump can indicate limescale on the heat exchanger, trapped air, a failing pump or a blocked condensate trap. Left unchecked, these faults damage the boiler and reduce efficiency.
4. Visible leaks
Any water around or under the boiler is a reason to act quickly. Turn the boiler off at the isolation switch if you can safely access it. Contain the water and call an engineer. Photograph the leak and note when you first saw it.
5. Yellow or irregular flame, soot or pilot light issues
A healthy gas flame is blue. A yellow, lazy or sooty flame can be a sign of incomplete combustion and a potential carbon monoxide risk. If you see this, switch the appliance off, ventilate the room and contact a Gas Safe registered engineer immediately. If anyone feels dizzy or unwell, leave the building and seek urgent help.
6. Boiler cycles frequently or heats intermittently
Short cycling is when the boiler turns on and off quickly. It suggests a control fault, thermostat issue, or a blocked heat exchanger. This wastes energy and stresses components.
7. Frozen or blocked condensate pipe
In cold spells the external condensate pipe can freeze, causing the boiler to lock out and display an error. Carefully pour warm water over the exposed section to thaw it. If the lockout persists, call a technician.
8. Error codes and display warnings
Modern boilers report faults with codes. Don’t ignore them. Write down the code, the boiler make and model and take a photo to send to the engineer before they arrive.

- Check the boiler pressure gauge and top up if the manual allows. Follow your manufacturer instructions.

- Inspect the condensate pipe in freezing weather and thaw gently if needed.

- Make sure smoke and carbon monoxide alarms are fitted and working on each floor.
If a gas smell is present, act immediately: turn off the gas supply at the meter if you can, extinguish naked flames, ventilate the property by opening windows and doors, do not use electrical switches and call the National Gas Emergency Service on 0800 111 999. For health symptoms leave the building and seek medical attention.

- There is a visible gas fault, soot, or a yellow flame.
- The boiler is leaking, losing pressure, or displays persistent error codes.
- You cannot restore heating or hot water after the basic checks.
